What to do before we get there

None of this needs tools. If you are not sure, skip the step and stay on the phone with us.

  • Leak or burst pipe

    Shut the main water valve

It's where the water line enters the house, usually in the garage, the crawl space, or at the meter box near the street. Turn it clockwise until it stops. Then open a faucet on the lowest floor to bleed off the pressure.

  • Water heater leaking

Shut off the power, then the water

Electric: flip its breaker, the double 30-amp. Gas: turn the control knob on the front to OFF. Then close the cold-supply valve on top of the tank. If the floor is wet near outlets, stay off it and wait for us.

  • No heat

Check the power switch and the thermostat

The furnace power switch looks like a light switch near the unit; make sure it's on. Swap the thermostat batteries. If you smell gas, don't flip anything: leave the house and call your gas utility from outside, then call us.

If you cannot find the main valve, text us a photo of your garage or crawl-space wall and we will point to it.

How a service call goes

Every visit runs the same way, whether it is a running toilet or a boiler replacement. The price is on the tablet before any work starts, and every tech carries the same book. Nobody here is paid commission on parts, so nobody has a reason to sell you one you do not need.

  1. You call or book online

A person answers at any hour. Booking online takes about a minute.

  2. We text you the tech's name and photo

One text when they are dispatched, one when they are 15 minutes out.

  3. The tech diagnoses it and shows you the price

On the tablet, from the book, before anything is touched.

  4. You say yes, and it gets fixed

Most repairs are finished on the first visit from a stocked truck.

  5. Cleanup, a walkthrough, and the warranty in writing

Drop cloths up, shoe covers off, and the invoice and warranty texted before the truck leaves the driveway.

Sunday night, the water heater let go in the garage. Called at 9:40, Marco was here by 10:30, had it shut down and drained, and installed a new 50-gallon Monday morning. Price was exactly what he wrote on the tablet the night before.

Dana R.Camas

Our sewer backed up twice in a year with another company. Bluewater ran the camera, showed us the root ball on the screen at 38 feet, and jetted it. Six months clean. Actually seeing the pipe made the difference.

Tom & Priya K.Washougal

AC quit in the July heat wave. Diagnosed a bad capacitor in ten minutes, had one on the truck, done. Didn't try to sell me a new system. Already booked them for the furnace tune-up.

Lisa M.Battle Ground

Steam boiler service. Tech explained the low-water cutoff and why the radiators were banging. Little things: shoe covers, texted before arriving, wiped up the drips. Four stars because the window ran an hour late, though they did call ahead.

Greg H.Ridgefield

Tankless conversion. Two-day job, they upsized the gas line, pulled the permit, and the inspector passed it first visit. Endless hot water in a house with three teenagers.

Anita S.Salmon Creek

Sump pump died during that November atmospheric river with water coming up the well. Emergency tech was here in 40 minutes with a pump and a battery backup. Crawl space stayed dry. Worth every dollar of the flat rate.

Where we work

The shop is in Vancouver, with trucks staged across Clark County. Most towns on the list are 20 to 35 minutes along the I-5 corridor, and we cross the bridge to Portland every day. If your address is just outside the list, call and dispatch will tell you whether we can get there today.

Questions people ask us

How does flat-rate pricing actually work?

After diagnosis the tech shows you the price from our book on the tablet. You approve before any work starts, and the number doesn't change if the job takes longer than expected. The dispatch fee is $69 and is waived when you go ahead with the repair.

Is the emergency rate higher at night or on weekends?

No. Same flat-rate book, 24/7. We staff an on-call tech for Clark County every night, and average arrival is 47 minutes. No overtime charges, no weekend surcharge.

Tank or tankless water heater?

Tank if you want the lowest upfront cost and your household uses hot water at predictable times. Tankless if you want endless hot water, have or can add a properly sized gas line, and plan to stay in the house eight-plus years. We quote both so you can compare side by side.

What does SEER2 mean for my AC?

It's the efficiency rating. Higher number, lower electric bill. The federal minimum for our region is 13.4 SEER2, and most new systems here are heat pumps that heat and cool. Most of our installs land at 15 to 17 SEER2, which usually pays back the difference in three to five summers. We'll show you the math on the quote.

Do you pull permits?

Yes, for water heaters, boilers, furnaces, AC, and sewer work. Clark County and the City of Vancouver require it and it protects you at resale. The permit fee is a line item on the quote and we meet the inspector.

Are you licensed and insured?

Washington-licensed plumbers under a WA L&I contractor registration, plus an Oregon CCB license for Portland-side work, all listed in the footer and on the side of every truck. $2M general liability and workers' comp. Every tech is background-checked and drug-tested before they ride along.
