They spent a full day on the base before any concrete showed up, which is exactly why our last driveway failed. Broom finish is dead level and the joints are where a driveway's joints should be.

From estimate to cure
Measure and estimate
We walk the site, check grade and access, and give a written price by the square foot.
Tear-out and base
Old material out, base compacted in lifts, forms set and checked twice.
Pour and finish
One pour, no cold joints. Finish, joints, and cure-and-seal the same day.
Cure and walk-through
Stay off it for a few days, drive on it in a week. We come back to check the seal and the joints.
The base is the job
Concrete cracks when the ground under it moves. We spend more time on compaction than on finishing.
Drainage on every pour
Graded away from the house, drains behind every wall. Every job is planned around where the water goes.
Poured by the people who quoted it
Our own crew, our own forms, our own finisher. No day labor on your driveway.
You see the rebar
We text photos before the pour so you know what's under your slab.
Customers in Clackamas County
Six-foot wall behind the house. They brought an engineer, pulled the permit, and put in real drainage. Two winters later, not a bulge.
Exposed aggregate patio with a pad for the fire pit. They staked it out with us first and moved the edge a foot when we asked. Water runs away from the house now.
ADU foundation in Woodstock. Inspector signed off first visit, anchor bolts were exactly where the framer needed them. Texted me a photo of the rebar before the pour.
Stamped pool deck that looks like slate. Beautiful work; four stars because the second seal coat took two calls to schedule. Would use them again.
Fourteen hundred square feet of gravel driveway turned into concrete in three days. Price was by the square foot like they said, and the number didn't move.

Questions we get at the estimate
How much does a concrete driveway cost?
In the Portland area a standard broom-finish driveway runs $11 to $15 per square foot installed, including tear-out of the old surface and a compacted base. Thicker slabs, decorative finishes, and difficult access add to that. Every estimate is itemized by the square foot so you can see where the number comes from.
How long before I can drive on it?
Walk on it after 24 to 48 hours, park a car on it after 7 days, and keep heavy trucks off for 28 days while it reaches full strength. We put the dates on the invoice.
Do you pour in the rain?
Light rain, yes, with the surface covered after finishing. Heavy rain, no; we reschedule rather than risk the finish. Winter pours use a mix designed for cold weather and blankets over the slab.
Why did my old concrete crack?
Almost always the base: soil that wasn't compacted, no gravel, or water getting underneath and heaving it in a freeze. Sometimes joints cut too late or too far apart. We fix the cause before we pour, or the new slab does the same thing.
Do retaining walls need a permit?
In most of Clackamas County and Portland, walls over four feet or walls holding back a surcharge (a driveway, a slope) need engineering and a permit. We handle both and tell you up front when a wall crosses that line.
